Summary:
Prescribes and adheres to the Viilla At Rose City in all personal and professional interactions while on duty in and around the facility.
Maintenance Assistant demonstrates great customer service by mentoring Villa's three core principles of Exceptional Care, Passionate Service and Unexpected Luxury in all of hisher job duties and responsibilities.
Assists the Director of Maintenance Services in the repair and upkeep of the inside and outside of the facility.
Does gardening, lawn care, painting, plastering, minor equipment repair, and snow removal, as requested.
Follows all Villa policies and procedures.
REPORTING RELATIONSHIPS:

Essential Functions:
1.
Completes work orders as assigned.
2.
Completes preventative maintenance on equipment as assigned.
3.
Keeps accurate records of maintenance performed.
4.
Assists in the testing of facility systems, including fire alarms, smoke detectors, exit door alarms, emergency and exit lighting, nurse call system, and emergency generator.
5.
Prepares surfaces for painting.
Fills nail holes, cracks, and joints with putty, plaster or other filler.
Applies coats of paint, varnish, stains, enamels or lacquer to redecorate and protect interior and exterior surfaces, trimming, and fixtures of the facility.
6.
Repairs partitions, doors, windows, floor, furniture, and building framework, as assigned.
7.
Assists with plumbing repair, replacement and assembly, as assigned.
8.
Installs floor tile, baseboard, wall covering, and ceiling tiles, as assigned.
9.
Maintains facility grounds, which includes cutting grass, cleaning the yard, trimming shrubbery, raking, planting, and weeding.
Cleans parking lots and driveways.
Removes snow from sidewalks and driveways and spreads sand, salt or ashes to prevent slipping.
10.
Stores supplies and tools in a neat, clean and orderly manner.
Maintains work area in a neat, clean, and orderly condition.
11.
Assists in upkeep of laundry and dietary equipment, such as cleaning dryer and exhaust fans.
12.
Assists with fire drills as requested by the Director of Maintenance Services.
13.
Assists with the safety program to provide a safe working environment and prevent injuries.
14.
Complies with laws and regulations applicable to position and acts in accordance with Villa Health Services, Inc.
's Corporate Compliance Program.
15.
Treats all residents, visitors, and staff with courtesy.
16.
Follows facility dress and hygiene policies.
17.
Safety Knows and follows facility rules.
Demonstrates proper use of equipment.
Reports equipment needs or repairs.
Follows facility smoking policies.
Reports and documents any incidents or accidents of residents, staff or visitors to the appropriate facility personnel.
Performs duties, which may include transportation of residents, as assigned in Facility Disaster Plan.
Uses required protective equipment.
Follows infection control standards, policies and procedures.
Reports all hazardous conditions/equipment to Supervisor.

Resident Rights Knows Resident Rights.
Helps the residents/patients exercise and/or protect their rights.
Reports resident/patient complaints to management.
Maintains confidentiality of resident/patient information.
19.
HIPAA Follows and adheres to Villa's policies and procedures implementing HIPAA requirements for the privacy and security of protected health information.
Uses and/or discloses only minimum amount of Protected Health Information necessary to complete assigned tasks.

) Reports all suspected violation of company's HIPAA policies or procedures to Facility Privacy Designee.

Qualifications:
Education:
High school diploma or equivalent preferred.
Experience:
Prior experience working in HVAC, plumbing, or general maintenance preferred.
Physical Demands:
Primary activities involve driving, walking and talking.
Involves sitting and standing.
Travel:
Up to 10% Working conditions:
Primarily inside with well- lighted and well ventilated areas.
Skills, Knowledge and Abilities:
Ability to handle tools and equipment, make proper calculations for repairs or reports.
Must be 18 years of age or older.
Ability to read, write, speak and understand English.
Ability to relate positively, effectively, and appropriately with residents, families, community members, volunteers and other facility staff.
Possess special interest in, and a positive attitude about, working with long-term care residents and the elderly.
Meets all health requirements, as required by law.
Demonstrates basic computer knowledge and ability with an aptitude to learn company applications.
ENVIRONMENTAL AND PHYSICAL REQUIREMENTS:
The responsibilities of this position involve significant physical activities including standing, lifting (up to 60 pounds unassisted), bending, stooping, pushing, pulling and twisting.
All employees of nursing homes may be required to provide lifting and transfer assistance to residents.
